Why it matters
Now that Section 21 has been abolished (1 May 2026), Section 8 is the only possession route on assured tenancies. Most tools expect landlords to calculate the 3-month threshold by hand and copy-paste statutory wording from PDF screenshots. Why it matters
Most rent-increase tooling assumes pre-RRA mechanics: contract-rate increases or informal letters. From 1 May 2026 those routes are dead on assured tenancies — Section 13 is what works. We frame the draft accordingly and stamp the document so it doesn’t silently drift out of date.

The GOV.UK How to Rent guide was withdrawn on 1 May 2026 and is no longer served on a new tenancy; we keep it on file only for landlords with a Section 21 notice served before that date. The sender pre-ticks every uploaded statutory document and shows an amber warning row, with statute reference and the GOV.UK link, for anything missing. Why it matters
Deposit compliance is the one that bars possession: for a tenancy starting on or after 1 May 2026 the court cannot make a Section 8 order while the deposit is unprotected or the prescribed information is unserved, on every ground except 7A and 14. Gas Safety, EICR and EPC do not bar Section 8, but each carries its own penalty and each shapes the reasonableness test on discretionary grounds. Section 8 grounds 1 / 1A defences collapse without the same. Other tools track upload state. Why it matters
Awaab’s Law will extend to private rented housing under the Renters’ Rights Act 2025, once the regulations are made.
